Green Building 101

By Andrew Hill @ www.newhomesource.com
So you’ve heard the terms ‘going green,’ ‘green collar,’ ‘think green,’ etc. But you’re still a little lost on all the implications of what it means to “be green.” You’re not alone! What was once seen as a fad has now become inextricably linked to every facet of our lives, including home building- and for good reason!
A variety of councils and experts have concluded that not only are green homes better for the environment, but they are also a healthy, durable and wise investment for homeowners. Green building reduces energy consumption and can add as much as 10% on to home values. Building green is also gathering speed thanks to a substantial growth in new LEED (Leadership in Energy and Environmental Design) construction and the enactment of state and local green building policies. So, if being green is one of our chief concerns, then why shouldn’t it start from the very basics of our constructive projects: the building of your home!
To some, going green may seem strange and perhaps very costly. But it doesn’t have to be. Oftentimes it is as simple building smart and considering your surroundings. A great example is using the sun’s energy to your heating or cooling advantage. Houses located in regions of cooler climates can benefit by incorporating small awnings and large windows in order to capture as much of the sun’s warmth as possible. Conversely, southern homes that endure warm summers should build with smaller windows and take other measures to reduce heat intake. Roofing is another great way that you can go green. There are a variety of aspects involved, including incorporating leak barriers, a breathable underlayment, cool roofing, proper ventilation, and others. From installing low flow toilets and using “green” paint, to incorporating green electricians and cabinetmakers, it’s no wonder why so many are choosing to be environmentally conscious.
Talk to an agent today about how you can go green in all of your home investment ventures.
