It is home to about 35,000 people living in such communities as Avery Park, Carrington Woods, Chelsea Woods, Chestnut Estates, Country Club Village, Davenport Glen, Fairway Oaks, Georgetown, Glen Eagle, Greenbriar Lane, Kingsbridge, Oak Forest, The Reserve at Tuskawilla, The Highlands.

Currently, there are 405 properties for sale in Winter Springs, 20 less than in September, which represents decrease in inventory for the 2nd month in a row. Of the total listings, 300 are single family homes, with an average price of $283,673, and 105 are condos and/or villas, townhouses and duplexes, with an average price of $103,362. Condos, because of the exceptionally low prices are selling faster compared to single family homes. A total of 47 properties sold in October; 38 were single family homes and 9 were condos and/or villas. The average price of all properties was $244,908, which was a 6% drop in price over the same month of the prior year and a sales increase of 38% in sales, which is great news for this area.
The highest priced sale was 4986 COURTLAND LOOP, WINTER SPRINGS, Fl. 32708 located in the TUSKABAY subdivision and it sold for $600,000, with an original asking price of $1.9M. As of the end of October there are 22 bank-owned properties for sale in Winter Springs. The highest priced home is 1051 S Elk Ct, Winter Spring, Fl 32708 listed for $244,900, and it is not located in a subdivision. There are 203 short sales single family homes and/or condos, an increase of 25 properties over the month of September, and the highest priced short sale listing is 1112 ORANGE AVE, WINTER SPRINGS, Fl.32708, it is priced at $2,300,000 and located in the D R MITCHELLS SURVEY OF THE LEVY GRANT subdivision on the shores of Lake Jessup. Over 56 % of the inventory in Winter Springs is in distress.
With 8.7 months of unsold inventory remaining, the Winter Springs real estate market is moving into the right direction of a more normal market. Prices will continue to be depressed as the bank-owned and pre-foreclosure properties are driving the market and as long as such high inventory of existing homes remain unsold.
